John Ward

Mr. Ward serves as Chief Investment Officer and is a Principal at Bridge Commercial Real Estate, LLC. In addition to leading the investment and disposition initiatives for Bridge, Mr. Ward’s extensive commercial real estate and development experience gives him a unique perspective in navigating opportunities in the current real estate market. During his career, he has been involved in over $1.1 billion in commercial acquisitions, has asset managed over 13.6 million square feet, has had development oversight for 2.4 million square feet, and has financed $550 million originated out of $1.1 billion in financing and/or refinancing. Mr. Ward’s deep experience allows him to provide detailed asset management reporting and portfolio strategies tailored to individual partner needs and objectives, using his extensive knowledge to achieve exceptional results. These are delivered in a concise, informative way, allowing partner to be actively involved and fully informed of asset strategy and performance throughout the life of a property or portfolio. Prior to joining Bridge, John Ward held the role of Chief Financial Officer with Jackson Oats Shaw Corporate Real Estate where he assisted in the firms many refinance and recapitalization efforts, including the recapitalization of the firm’s 36 story Class A office building in downtown Atlanta, Centennial Tower. Mr. Ward worked directly with the firm’s CEO, President, and COO to fine tune and streamline communication with investors and provide valuable reporting and strategy. Mr. Ward has also served as Vice President at Banyan Street Partners where he was responsible for evaluating new potential acquisitions with an additional focus on asset management and financial initiatives of 2.2 million square feet of properties. Mr. Ward has also held positions as Regional Vice President of America’s Capital Partners where he led $630 million in direct acquisitions, $1 billion in acquisitions/recapitalizations $500 million in direct financing, and $850 million in total financing/refinancing, including 5.1 million square feet of asset management and 1.2 million square feet of redevelopment. Mr. Ward worked for Cousins Properties where he asset managed 3.1 million square feet of office in 4 states, assisted in development oversight of 1.2 million square feet of office space, and led entitlement efforts on 2.1 million square feet of office space and 1600 condominium units. Mr. Ward received a bachelor’s degree in Finance and Real Estate from Florida State University where he was a National Merit Scholar. Mr. Ward also has his Series 7, 63 licenses.

Kelley Hansen
Deputy Chief Investment Officer

Kelley Hansen

Kelley Hansen is the Deputy Chief Investment Officer of Bridge Office Fund Manager LLC. Mr. Hansen’s 24-year background in real estate and business development includes hands-on experience in property acquisition, entitlement and development, asset turnaround planning and repositioning, asset management, and construction. During the last eight years at Bridge, Mr. Hansen has led the effort in sourcing, underwriting, acquiring, and managing all of Bridge’s commercial office investments. This has included sourcing and evaluating hundreds of opportunities, and acquiring over 35 buildings totaling over 7.5 million square feet of commercial office assets. This cumulative portfolio represents well over $1 billion in assets and has generated strong double digit returns. Mr. Hansen has been instrumental in building and maintaining the relationships with industry professionals that have developed into joint venture partnerships and opportunities that have increased capital deployment, broadened Bridge’s footprint, diversified geography, and enhanced returns for investors. Prior to his tenure with Bridge Multifamily Funds I, II and III, Mr. Hansen was an essential member of Bridge Loan Capital Fund LP, responsible for sourcing opportunistic real estate acquisitions and handling relationships with the FDIC, HUD, banks, and special servicers. Jeff Shaw

Jeff Shaw

Jeff Shaw is the Chief Executive Officer of Bridge Commercial Real Estate (BCRE). Mr. Shaw has 24 years of direct experience in commercial office real estate brokerage, leasing, and direct operational oversight in executive and leadership positions. He provides office leasing demand analysis and marketing strategies while leading the firm’s property management and leasing operations. Prior to joining Bridge, Shaw served as CEO and co-founder of Fairlead Commercial Real Estate from 2012 to 2016, President of JOS Corporate Real Estate from 2004 to 2012. He held senior leasing positions with brokerage companies Insignia/ESG (CBRE) from 1998 to 2003, Compass Management & Leasing (JLL) from 1997 to 1998, and Cushman & Wakefield from 1994 to 1997, where he was responsible for direct leasing and oversaw over 16 million square feet of many of the Southeast’s largest urban and suburban office buildings. Shaw has provided asset leasing advisory for Northwestern Mutual, Lend Lease Investments, America’s Capital Partners, Equitable Real Estate, LNR Partners, RREEF, Selig Enterprises, General Electric, and others. He works closely with an extensive national network of tenants, brokers, equity clients, and leasing teams to source opportunity and drive portfolio value. Mark Ferris
Senior Managing Director of Operations

Mark Ferris

Mark Ferris is Senior Managing Director of Operations and a Partner at Bridge Commercial Real Estate (Bridge). He has extensive experience in commercial office real estate operations, asset management, landlord leasing, development, and construction. Prior to joining Bridge, Mr. Ferris worked for 22 years at Hines, one of the largest real estate investment and management firms in the world with over $90B of assets under management. Mr. Ferris was responsible for over 2.2 MM sq.ft of mixed use commercial developments located in Atlanta with aggregate budgets exceeding $700MM from 2012 to 2017. Mr. Ferris was responsible for the operational and asset management of over 6.6 MM sq. ft of class A and B office assets valued at over $1.5B located in primary markets in the Southeast from 2008 to 2012. Mr. Ferris Served on and led the asset/property/construction/leasing teams of over 20 assets representing more than 12 MM sq.ft with over $300 MM in annual revenues in multiple markets in the Southeast, Midwest and Mountain regions of the US from 1994 to 2008. Mr. Ferris has a proven track record of success in the repositioning and stabilization of assets while meeting or exceeding investor financial goals. He has been recognized with awards such as “Top Producer – Office” for office lease transactions from Atlanta NAIOP in 2012, “Power Broker” from Cleveland CoStar for Office Leasing Transactions in 2006. He has also participated as a panelist for ULI, BOMA, BisNow and NAIOP in areas of asset management, operations, and commercial development. Julian Boardman
Senior Managing Director of Construction Services

Julian Boardman

Julian Boardman serves as Senior Managing Director of Construction Services for Bridge Commercial Real Estate. In this role Julian provides construction management for tenant improvement projects focusing on budgets, meeting deadlines, and tenant communication to ensure successful outcomes for every project. His combination of design and construction background gives him a unique ability to review tenant plans for overall cost, design flow, tenant allowance application and efficient use of space benefiting both the landlord and the tenant. Julian’s depth of experience also allows him to assist Bridge Commercial Real Estates various leasing teams in the execution of leases by aiding in defining a scope of work that meets the financial goals of both the owner and prospective tenant. Julian began his career in general commercial contracting. In his time as a construction manager he has performed various duties such as inspections, quality control, and management of projects ranging from $5 to $50 Million. Prior to joining Bridge Commercial Real Estate, Julian was responsible for overseeing the construction management department of Insignia ESG (CBRE) which consisted of $20 million of annual tenant improvement work across 16 Million square feet of office space. Mr. Boardman has resided in Atlanta for more than 20 years. He earned his Bachelor of Science in Civil Engineering from Clemson University with a minor in project management. Dean Patterson
Managing Director of Asset Management

Dean Patterson

Dean Patterson serves as Managing Director of Asset Management for Bridge Commercial Real Estate. As an advocate for Bridge’s Investors, Mr. Patterson is responsible for making certain that each property team follows an asset-appropriate strategic plan to maximize income and long term value. Dean acts as the information source for investors and lenders, producing monthly, quarterly and annual financial reporting for their portfolio. Mr. Patterson oversees loan and investor compliance, lease negotiations and approvals, operating budgets, and strategic capital planning. As part of the asset management team of Bridge’s current portfolio, Dean is closely involved with Bridge’s acquisitions and dispositions. Mr. Patterson has been in the commercial real estate industry since 1988 in a wide variety of roles, including investment sales, non-performing loan workouts and REO property dispositions, debt underwriting, acquisitions and asset management. Prior to joining Bridge, Mr. Patterson spent ten years as Senior Vice President with TIER REIT. Dean worked closely with JV partners on investment and personnel decisions over a 2.7M SF office portfolio located throughout the southeast and Washington, DC. During his 28 year real estate career, Mr. Patterson has held positions with regional and national real estate firms including Prudential, J.P. Morgan, MBL Life Assurance Corporation, Prentiss Properties and CB Commercial. Mr. Patterson received a Bachelor’s degree from Tulane University in 1984 and an MBA from Tulane in 1987. He is a licensed real estate salesperson in the state of Georgia and serves as a Member of and Treasurer for the Fulton and Dekalb Community Improvement Districts, respectively. David McCleve
Director of Acquisitions – Western US

David McCleve

David McCleve serves as Director of Acquisitions for Bridge Office Fund Manager LLC. Over the last six years with Bridge, Mr. McCleve was involved with commercial office and multifamily acquisitions, asset management of all commercial office properties, fund analytics, and capital raising support. He had direct experience with over $1 billion of commercial office and multifamily real estate acquisitions, placing over $350 million of equity across 38 transactions and 12 states. His responsibilities included originating new transactions, structuring transactions with joint venture sponsors, financing, underwriting, due diligence, and closing. Concurrent with acquisitions, Mr. McCleve was responsible for asset management of over 5.8 million square feet of commercial office. His responsibilities included managing lender relationships, monitoring the progress of the business plan, doing quarterly valuations, recommending distributions, and the asset level reporting to the Fund LP’s. Tommy Spinosa

Tommy Spinosa

Tommy Spinosa serves as Director of Acquisitions for Bridge Office Fund Manager. Having started his real estate career in 2003, he has extensive institutional real estate experience including acquisitions, asset management, development and capital markets. During his initial two years at Bridge, he served as Director of Acquisitions, responsible for originating, structuring and executing real estate investments on behalf of the company and its fund investors. Prior to joining Bridge, Mr. Spinosa served as managing director for Crescent Investment Group, an Atlanta based private equity firm focusing on the acquisition of institutional quality real estate in the Southeast. While serving in this capacity, Mr. Spinosa successfully completed $352,000,000 in transactions with numerous institutional fund partners and was responsible for the business plan execution of the firms direct real estate investments. Mr. Spinosa spent five years as Senior Asset Manager for JTS Realty Services, a full-service development and management company based out of Baton Rouge, Louisiana. During his tenure, Mr. Spinosa was responsible for a diversified portfolio consisting of 1.5 Million square feet of office, retail and multifamily properties valued at over $550M. His responsibilities included institutional reporting, capital procurement, lease negotiations, budget preparation, and daily involvement with property operations and monthly asset performance review with onsite managers. Mr. Spinosa began his career in Real Estate in 2004 at Northmarq Capital, a real estate investment banking firm. During his time at Northmarq, Mr. Spinosa procured debt and equity loans for third-party borrowers aggregating $425 million in over 40 transactions. Kelly Kuykendall
Director of Acquisitions - Florida

Kelly Kuykendall

Kelly Kuykendall is Director of Acquisitions, Southeast for the Bridge Office Fund Manager. She has a breadth of institutional real estate experience including acquisitions, asset management, capital markets, investments sales and tax/accounting. Prior to joining Bridge in May 2017, Ms. Kuykendall was an Associate Director with HFF where she closed nearly $1 Billion of office investment sales transactions across the Southeastern U.S. over a two-year period. Prior to HFF, Ms. Kuykendall worked on the investments team at Parkway Properties. She was involved in over $1.5 Billion of acquisitions including the merger with Thomas Properties Group and individual asset acquisitions in Atlanta and South Florida. She was also responsible for the quarterly valuations on 4.2 million square feet and worked with the Atlanta based asset management team on lease valuations and operating budgets. Ms. Kuykendall began her career in public accounting where she spent four years in the real estate group at Deloitte, providing tax consulting and compliance services to large publicly traded REITs as well as private investors and developers. She also spent nearly three years as the tax manager for Childress Klein Properties, a private developer with offices in Charlotte and Atlanta and a then portfolio in excess of 23 million square feet of office, retail and industrial properties located across the Southeast and valued at $1 billion.
