We believe that housing should be more than just buildings and work tirelessly to create well-amenitized communities through our robust suite of customized community activities and our responsive management and maintenance teams.

We seek to drive value by “rolling up our sleeves” and actively managing our properties. We embed ourselves in our properties from the moment we acquire them, overseeing capital investment, leasing, operations, maintenance, and capital structure, as well as the enhancement of amenities and resident services.

MULTIFAMILY

For our onsite teams, no detail is too small. Every decision—from paint color to on-site recreational facilities to community programming—is carefully managed for our investors and our residents.

At our communities, we have a particular focus both on value-added renovations to individual units as well as creating a competitive amenity package, which helps foster a sense of community and inclusiveness among our residents. These amenities often include a health facility, a business center, and various recreational areas, coupled with social and community programs such as after school homework programs for school-aged children, “English as a second language” programs in selected communities, movie nights, ice cream socials, and other community events. We seek to create vibrant communities for our residents, which also significantly reduces turnover and vacancies.

WORKFORCE & AFFORDABLE HOUSING

As a market leader in community revitalization, we modernize older housing communities with functional amenities designed to protect our assets, investors, and residents. We rehabilitate older, often run-down, housing stock with functional upgrades and amenities to create energetic communities that are more than just four walls and a roof. With our active asset management and proven well-established property management platforms, we seek to preserve affordable housing stock while driving value for our investors.

 

Bridge Workforce & Affordable Housing invests in multifamily communities where at least 51%+ of our units are occupied by families earning less than 80% of the area’s median income. As over 50% of US renter households—nearly 20 million households in total—are cost-burdened and newly-built Class B/C multifamily units represent 13.9% of total construction since 2001, there is a dire need for workforce and affordable housing.

SENIORS HOUSING

Bridge Seniors is among the largest owners of seniors housing units in the US.

 

At each asset, we seek to drive value through refurbishment and renovation, changing the resident mix (e.g., increasing the number of memory care units), adding services and amenities, and increasing the marketing footprint. Our longstanding industry relationships allow us to self-manage assets as well as partner with well-regarded, blue-chip local operators.

 

These facilities provide accommodations and extensive services to residents in our seniors housing communities and seek to enliven their lives through dining, wellness, social and other programs.

SINGLE-FAMILY RENTAL

Bridge believes the population surge of millennials, coupled with the housing supply shortage endemic across the U.S., will drive demand for single-family rentals in infill neighborhoods in prime-growth markets. The existing home market has grown increasingly competitive as inventory moves quickly and homes are receiving multiple bids. We believe the result will provide increased upward pressure on home prices and fewer affordable starter homes.

We believe renters, particularly those in their 30’s with families, will drive housing demand with an increased preference for products that provide an attractive cost of living and flexible layout. Through a combination of one-off acquisitions and build-to-rent strategies, we seek to help residents find the right house for their home.
